Pip’s began in 2012 as a family-owned, mom and pop business, built around hot, made-to-order mini doughnuts and house-made chai. The miniature format drew from Seattle’s Pike Place Market Daily Dozen shop, then took on Portland detail through neighborhood honey, salts and spices from The Meadow, and a menu that favored clarity over spectacle. Jamie’s signature language sits close to the hand: Raw Honey and Sea Salt Donut, Heart of Gold Chai, The Dirty Wu. None of it needs a dining room hush. The work happens in a cheery counter-service room, with the fryer doing its part in public.
The method depends on timing. Pip’s fries the minis to order in super-heated organic soy shortening, aiming for a caramelized exterior and a cakey interior that stays light rather than oil-heavy. The doughnut is small, about 2 inches across, so the margin is narrow: too long and the crust takes over, too little and the center loses its warmth. Toppings arrive after the fry, when Nutella can soften into the surface and cinnamon sugar can catch on the crust.
The opening menu held to three flavors: cinnamon sugar, Nutella-drizzled, and Himalayan sea salt with honey. That core still explains the place. Raw Honey and Sea Salt remains the house marker, a compact sweet-salty finish built on a warm dough base. Seasonal rotations have brought apple cider glaze, black cherry, peanut butter and jelly, and strawberry-rhubarb, but the station stays the same. The chai belongs to the same craft vocabulary. Jamie has blended small-batch versions such as Emmy Lou, with chamomile and Sauvie Island lavender, King and I, with Thai black tea and pandan, and Heart of Gold, with Assam black tea, genmaicha, coconut, cardamom, clove, and turmeric.
At 4759 NE Fremont St, the room works at neighborhood scale. The line can gather outside, but the craft remains bench-side: dough portioned small, fried hot, finished to order, passed across the counter with chai close by. The mood is casual and bright, with the kind of Portland ease that lets families, solo regulars, and couples occupy the same rhythm. It is a small room, not a grand one. That suits the product.
The texture of the place comes from repetition rather than ceremony. A dozen minis encourages tasting across the board, though the volume sits closer to a half standard dozen; the point is variety, not abundance. Hand wipes make practical sense here. So does the chai flight, with small pours that let ginger, pandan, lavender, turmeric, and tea show their edges against fried dough. The pass is quick, but the method asks for patience at the fryer.
The shop tried expansion in Beaverton in 2023, then returned to the weight of the original Portland address after that outpost closed in December 2024. What remains is the flagship’s steadiness: ownership close to the counter, a short menu that can carry seasonal change, and a signature doughnut still tied to one gesture. If the house has a next move, it is likely to be measured in the same small scale: the fryer, the chai pot, and Raw Honey and Sea Salt.
